This is an exciting opportunity for the right candidate who enjoys being a part of an active and vibrant community. The Resident Manager is responsible for all aspects of Association operations and reports to the Managing Agent/Board of Directors for this 176 unit building in one of the most active areas of Waikiki.
DUTIES INCLUDE:
· Professionally assist the Managing Agent, Board of Directors, Residents, Commercial units, and Hotel Guests.
· Maintenance - Maintenance and preventative maintenance of all building systems, common areas, pool, landscaping, parking areas, keep records of maintenance, and prompt compliance with any and all orders or requirements of all federal, state, county or municipal authorities or agencies having jurisdiction with respect to the Property
· Meetings - attend all Board of Director meetings and provide detailed reports of all incidents involving safety, security, and maintenance. Work with all committees of the Board as needed.
· Budget and Finance - Approve all maintenance expenditures, payroll hours, monitor and manage the budget/reserve studies
· Interface with outside attorneys, consultants, and accountants as necessary
· Vendor Management - Work directly with Hotel front desk vendor, schedule and supervise contracted repairs, coordinate bidding process, present the Board with the results and comparisons, conduct contract negotiations, oversee all vendor activities and enforce vendor contracts
· Personnel Supervision - Supervise the onsite maintenance staff on all common areas including landscaping
· Miscellaneous - perform other duties and exercise other powers as may be delegated to him/her from time to time by action of the Board of Directors
Compensation package range of $60,000-$70,000 (includes value of unit)
QUALIFICATIONS:
Minimum 5 years property management experience, preferably with HOA or AOAO involvement. ARM or CMCA designation desirable. Good knowledge of Hawaii Revised Statues 514B. Must be a self-motivated and action-oriented leader who has broad knowledge of building components and a keen ability to analyze, prioritize and delegate.
