Kalele Kai in Hawaii Kai is seeking a qualified individual to be the Resident Manager at the 229-unit luxury condominium complex along the Hawaii Kai Marina. The candidate will be responsible for ensuring optimal functioning of the building systems including, but not limited to mechanical, electrical, fire/life safety, security, and elevators. Further responsibilities include managing a staff of employees (10 – 12) and sub-contractors in the maintenance of the buildings, grounds, and service as well as repairs in the areas of plumbing, carpentry, painting, machine and electrical servicing for the facilities. Additionally, the manager will be the liaison between the residents and the Board of Directors and is considered the eyes and ears of the property to ensure not only the management policies are carried out, but also the happiness and well-being of the residents.
Job Requirement Qualifications:
High school diploma required; college diploma preferred
3 - years of experience working as a Manager or supervisor in a luxury building with a minimum of 100 units
Strong expertise in building maintenance practices and working knowledge of major building systems
Project management experience for small and large construction and repair/maintenance projects
Seek bids for major projects and manage the reserve program
Play a leading role in the budget process and manage within budget
Work requires professional communication and interpersonal skills
Ability to motivate teams to produce quality work within tight time frames and simultaneously manage several
projects
Proficiency with Microsoft Office software
ARM or other designations are preferred
Must have valid driver’s license
