Candidates who are looking for stability and who possess a desire to make a positive contribution to the community are encouraged to apply.  This position will work as part of a team in maintaining this established 306-unit property.     General Position Description  The maintenance technician will perform a variety of tasks on the 25-acre property in Palolo Valley. RESIDENT MANAGERResident Manager will manage a 27-story residential tower totaling 200 units in downtown Honolulu with commercial spaces. Selected candidate will be required to live on site. Resident Manager must have management, organization, communication, problem-solving and customer service skills. Position requires an understanding of basic building systems. Resident Manger will oversee unit repairs, emergency repairs, schedule preventative maintenance inspections, vacant unit maintenance, annual unit inspection, and assist in seeking proposals for contract services or special projects. Investigate tenant violations in accordance with House Rules and organize resident activities. Must be proficient in basic computer skills (Microsoft Outlook, Word and Excel), understand instructions, and be able to communicate effectively with owner representatives, vendors, and tenants. General Description Among other duties, responsibilities include facilities, contract, and personnel management, income compliance, collections, budgeting, rules enforcement, unit lease ups, and location IT coordinator. In cases of maintenance emergencies, responsible for coordinating the work and directly overseeing staff and contractors during and after business hours. Desirable Characteristics and Qualifications Candidates must have solid management experience and leadership qualities. Position needs a highly organized person who can excel in competently juggling multiple responsibilities, pays attention to detail, has excellent listening skills, can work well with all types of people, and can remain calm under stressful conditions. Applicants must have experience in construction project management; residential building maintenance; scheduling; competency in use of MS Office applications; knowledge about maintenance tools, equipment, and systems; understanding of inventory management; the ability to read blueprints.
